Pennsylvania
law requires very specific disclosures in any residential construction contract. Every home
construction contract and every home repair contract has to include even more notices
and disclosures under Pennsylvania law. Every remodeling contract
requires the same disclosures and notices as home improvement contracts. Commercial
contracts don't require as many disclosures under Pennsylvania law because the owners
of commercial properties are assumed to be more sophisticated and less in need of
protection as consumers.
Property loss contracts (insurance repair contracts) are considered
home improvement contracts under Pennsylvania law because the agreement is between
the home owner and the contractor, not the insurance carrier. Still, most insurance
companies will not authorize a contractor to proceed with casualty loss repair work
in Pennsylvania with anything less than a very complete construction contract that
complies with Pennsylvania law.
If you do any of this work in Pennsylvania – remodeling, home repair, residential
construction, home improvement, home construction,
casualty loss repair or insurance repair, you need contracts that include the notices
and disclosures required by Pennsylvania law.
